Dividen Bank Rakyat 2010 15%

25 Feb, Bank Rakyat mengumumkan kadar dividen yg seperti biasa iaitu 15%. Berdasarkan rekod, Bank Rakyat sentiasa mengekalkan dividen 15% sejak 10 tahun lepas. Yang tak syoknya, keahlian telah pun lama ditutup. Kalau mau jadi ahli, mesti buat pinjaman. Itupun dapatlah dalam 500 unit saham sahaja. Maknanya dividen dapat RM75 setiap tahun, tapi selepas tolak RM10 utk tabung pendidikan, bersih hanyalah RM65.

Nampak lumayan, tapi oleh kerana ia tidak compounded, lama-kelamaan dividen ASB pun boleh kejar. Pulangan untuk RM65 daripada syer RM500 hanyalah 13%. Selepas 10 tahun, dapatlah RM650 iaitu pulangan 8.7% compounded.

Berikut adalah petikan berita tentang penambahan modal berbayar Bank Rakyat kepada 3 bilion.

KUALA LUMPUR: Bank Kerjasama Rakyat Malaysia Bhd (Bank Rakyat) has received approval from Bank Negara Malaysia to increase its current paid-up capital to RM3 billion next month.

Bank Rakyat’s existing RM2 billion paid-up capital is fully subscribed by about 750,000 members.

Domestic Trade, Cooperatives and Consumerism Minister Datuk Seri Ismail Sabri Yaakob said the bank will offer new shares of RM1 billion to its existing cooperative members and the general public soon.

“When Bank Rakyat was at a downfall many years ago, nobody believed that it would rise one day. Today, not only it has strengthened, it is the biggest Islamic bank in Malaysia,” he said at a news conference after officiating at the bank’s annual general meeting on Saturday.

Ismail said there is a long waiting list of Bank Rakyat members and investors, who collectively have over RM1 billion to invest in the bank.

He said it is timely to open up opportunities for share subscription now, in line with the growing economy.

Ismail said people are attracted to Bank Rakyat because of its dividend payments.

Bank Rakyat has been declaring a 15 per cent dividend since 1999. Last year, it declared a 15 per cent dividend, amounting to RM294.9 million payout.

Ismail said the government, its agencies and government-linked companies will continue to support Bank Rakyat.

Last year, they had placed deposits of a combined RM30 billion with the bank. Bank Rakyat’s total deposits in 2010 was RM52.49 billion, which was 26.7 per cent more than the previous year.

Masa Untuk Membeli Emas

Berdasarkan analisis teknikal dan keadaan politik semasa dunia sekarang, saya berpendapat telah tiba masa untuk membeli emas sekarang. Harga emas telah jatuh sebanyak 10% daripada harga tertinggi, tapi sejak awal Februari tahun ini, harga emas telah kembali stabil dan naik semula, tapi masih pada harga diskaun 5% daripada harga tertinggi.

Ada beberapa cara untuk turut melabur dgn kenaikan harga emas, iaitu:

1. Beli emas fizikal (jongkong emas atau siling emas).

2. Melabur dalam Gold Investment Account (Public Bank memberikan spread terbaik).

3. Melabur dalam dana AmPrecious Metals.

Saya lebih suka cara 2 dan 3, sebab risiko paling rendah. Perlu berhati-hati sebab sekarang ada emas fizikal palsu yang tidak dapat dikesan oleh mesin. Malah trader professional dalam emas di Hong Kong pun boleh tertipu.

Ada juga pelabur yang menggunakan teknik Ar-Rahnu, tapi saya berpendapat cara ni tidak berbaloi dan risiko tinggi, sebab upah Ar-Rahnu sekitar 7% untuk 6 bulan, setahun kos upah dah 14%. Beli emas dah kena kos 4-7%, tambah kos Ar-Rahnu 14%, maknanya untuk untung, harga emas perlu naik melebihi 18% – 23%. Ini pendapat saya lah, mungkin ada pelabur-pelabur emas yg ingin memberi komen, dialu-alukan.

Dividen KWSP 2010 5.8 peratus

KWSP baru saja mengumumkan dividen untuk 2010 sebanyak 5.8%. Setakat ini dividen yang paling tinggi dalam sejarah. Lebih tinggi berbanding tahun 2009 iaitu 5.65%. Berita baik untuk mereka yg mencarum dalam KWSP. Tahniah!

Prestasi Dana Public Index

Renung-renungkan…

Prestasi dana Public Index sejak 1 Okt 2010 hingga 9 Feb 2011. Memberi pulangan sebanyak 6.91%, kurang sedikit berbanding benchmark Top 100 Index iaitu 7.25%. Dana Public Index sebenarnya mencerminkan prestasi Bursa Malaysia. Sebarang turun naik harga pasaran saham di Bursa akan turut mempengaruhi harga dana Public Index. Secara umumnya, semua dana yg diuruskan oleh Public Mutual dan PB Series memberikan pulangan yg hampir sama, beza sekitar 1-2% sahaja. Tahun 2010, hanya PISSF sahaja memberi pulangan yg jauh lebih baik melebihi 30%, dana ekuiti yg lain purata memberi pulangan 17-21%.

1. Jan = 50000

(pengiraan dibuat sampai bulan 12)

i. seterusnya totalkan kesemua jumlah td
= 50,000 x 12 = 600,000 (total dari baki tertendah setiap bulan)
= 600,000 /12bulan (sebab masuk dari jan-dis) = 50,000 (purata sebulan)
= 50,000 x 0.075 (7.5% dividen tahun 2010)
= RM 3750 + 0.75sen (utk bulan 12)
= RM 3750.75 dividen 2010
*so tambahkan la dengan jumlah pinjaman 50k = RM 53,750.75

Boleh tanya skit? Untuk pengiraan Bonus = 78000/120 * 1.25% = 8.125. Kenapa dibahagi 120 dan bukan 12?

Jika melabur dari awal tahun atau berterusan dari tahun sebelumnya, maka perlulah dibahagi 12 bulan. Jika baru buka akaun katakan dari bulan Ogos maka perlulah dibahagikan kepada 5 bulan. Ia dikira dari bulan berapa baki terendah itu ada dalam akaun kita.

MyETF Dow Jones Islamic Market Malaysia Titans 25

Satu cara melabur dalam saham yg paling mudah dan murah ialah dengan membeli dana ETF. Bagi Bursa Malaysia dana ETF Islamik ialah MyETF Dow Jones Islamic Market Malaysia Titans 25 atau MyETF-DJIM25. Simbol dan kod kaunter saham ni:MYETFDJ (0821EA).

Prestasi dana ETF setakat ini sangat memberangsangkan dan setanding dengan dana unit amanah yg lain. Yang menariknya, kos belian adalah terlalu rendah iaitu sama dgn kos transaksi jual beli saham. Kos broker, duti setem, dan clearance fee, sekitar RM15 utk setiap RM2000. Jelas kos ini jauh lebih rendah iaitu 0.75% berbanding dana unit amanah yg mengenakan servis caj 5 – 7%.

Kelemahannya: Setiap pembelian mestilah dalam gandaan 100 unit. Disarankan setiap pembelian bernilai sekurang-kurangnya RM2000. Jika kurang drp 2K, kos transaksi adalah lebih tinggi kerana kos transaksi adalah tetap sama.

Misconceptions over Low Interest Personal Loan

A friend of mine received a call from a banker last week, offering him a low interest personal loan of RM 34,000 at 5.99% per year, with 5 years repayment terms.  The idea put forth to him was that he could use this RM 34,000 to repay part of his current RM 200,000 home loan, which had a 20 year tenure, which ultimately should help in saving his home loan interest. The reasoning was that the RM 34k if settled with the personal loan, would save substantial interests if it were continued to be paid over 20 years.

With his current home loan interest of 6.5% p.a., he was quite moved by the offer, as from the initial sound of it, the personal loan of 5.99% might very well help to reduce the interest expenses by 0.59% p.a. for the next 5 years.

Is that so?

He came to me for an advice and I told him that he would not be saving any interest, but in fact would be paying much higher interest than he thought!!!

First of all, it is vital to understand the two major distinctions, in term of interest rate calculation, between a home loan and a personal loan.

Home loan interest is calculated based on monthly reducing balance basis, which means you are charged only on the outstanding amount.

Personal loan in Malaysia, however, is based on a flat interest rate.   This means you are charged interest on the original principal amount, no matter how much you have paid off.  Consequently the effective interest rate is considerably higher than the normal flat rate initially quoted. Hire Purchase loan is one of the common flat rate loans in the market.

So, in terms of effective interest rate we are paying, in simple terms: –

1.     An interest rate quoted based on a monthly reducing balance basis, has an effective interest rate which is equal to the interest rate quoted itself, (since it is based on reducing amount of the principal).

2.     Flat rate interest, though often appearing cheaper, has in fact a much higher effective interest rate than it appears. The general rough rule of thumb in calculating the effective interest rate for a flat rate interest would be to multiply the interest rate of a flat rate loan by 2!!

Hence, a 5.99% personal loan would roughly equal to a monthly reducing balance interest rate of 12%, which is about double the home loan interest he is currently paying.

To begin with, we have to dispel the notion that paying off RM34k portion of the term loan now using the personal loan would save the interest of paying it over 20 years. This would be true if not for the fact that if he took the personal loan, he would be paying a higher monthly instalment amount during the 5 year personal loan period – hence to compare apple to apple, he should then re-compute the interest costs under the term loan by assuming he now starts paying the same higher monthly instalment amount as under the 5-yr personal loan, to settle the term loan instead.

I have done a simple calculation to illustrate to him the total interest that he would have to pay on this RM 34k based on flat rate loan  (5.99%). Subsequently, we did a model assuming he paid the same monthly instalment amount that he would under this flat rate loan and applied this to the reducing balance term loan, what would be the amount of interest rate he would have paid under a monthly reducing balance home loan (6.5%):

1. Flat rate loan

Principal = RM 34,000

Interest rate: 5.99%

Tenure: 5 years

Total interest payable for 5 years: RM 10,183 (RM34k X 5.99% X 5 years)

Total repayment per month: RM 736. 38

2. Monthly reducing balance loan

Principal: RM 34,000

Interest rate: 6.5%

Total repayment per month:  RM 736.38  (above flat loan mthly instalment)

Tenure: 4.5 years  (*)

Total interest he will pay:  RM 4,989.74

(*) – i.e. if paying the same mthly instalment amount under the personal loan will result in a shorter repayment period under a reducing basis loan.

From the above example, we can see that he needs to pay extra RM 5,193.26 interest if he opts to take up the personal loan (double what he would have paid under the monthly reducing balance loan).  Ultimately, this has a huge impact on the cost of the loan.  Also, the repayment period under the reducing basis would be 4.5 yrs instead of 5 yrs under the personal loan.

So, don’t get too excited when a banker offers you a personal loan with interest rate which appears cheaper than you current home loan.  It will make no financial sense if the offer interest rate is not more than half the interest rate that you are currently paying. As for my friend case, unless the banker is offering him a personal loan with interest of less than 3.25% p.a. (6.5%/2), he should not take up the offer.
